Common Defects

Roofing Problems with roofing material are the single most common defect we find. Usually it doesn't mean the roof needs replaced, simply that it is in need of maintenance or repair.

Rotted wood Caused by being wet for extended periods of time, most commonly found around tubs, showers and toilets inside, or roof leaves and trim outside.

Ceiling stains Caused by past or present leaks, ceiling stains are very common. It can be difficult to tell whether the stains are from leaks still present, or were caused by leaks which have since been repaired.

Water heater installations Many water heaters are not installed in full compliance with local plumbing code.

Electrical hazards Most common in older homes, but often found in newer homes as well. Electrical hazards come in many forms, from ungrounded outlets to wiring done incorrectly by the homeowner. Gfci’s not installed around baths, sinks and tubs.

Gas furnace Most gas furnaces seem to be in need of routine maintenance such as new filters or gas company certification at the least. Many have other issues such as faulty operation or inadequate fire clearance as well.

Gutter extensions Problems with gutters and downspouts are the biggest cause of water damage – they must be cleaned and checked regularly. If you’re looking to buy an older home, check the condition of the gutters and downspouts – they’re big clue to finding hidden water problems elsewhere in the house.

Windows cracked or broken Windows are very common issues that are clearly evident to any eye. However, what to look for with double windowpanes is very important especially to reveal signs of broken or compromised thermal seals.

Foundation & crawl Proper installation of columns and supports is a big concern for any foundation. Make sure that all columns are installed properly and no compromised joists are essential.

Plumbing defects Plumbing issues commonly found include dripping faucets, leaking fixtures, slow drains etc. Even in brand new homes, it is common to identify minor plumbing defects.

Carbon monoxide detectors This is a state requirement that will need special attention. Make sure they are installed with proper distance from bedrooms and are in working condition especially with an older furnace in the residence.

Exposed electric Exposed electric can pose a serious hazard that would need immediate attention. Make sure to correct any defects that would pose any type of electric hazard including double taps, arching, exposed wire and not connected properly wiring.
